Most can't see demand past 12 months, yet they're pouring capital into assets that won't earn out for years, betting on a future they can't yet see. 

The operators, lenders, and investors who act now on infrastructure readiness, financing structure, and operating maturity will set the terms for the rest of the market. Those who wait will inherit them. 

Key themes and predictions from the survey include: 


Inference is rewriting the physical plant


83% of operators expect inference silicon to require a different architecture than today's GPUs. 

86% expect moderate to major facility upgrades as a result. 


M&A activity is picking up speed


62% believe data center M&A is already attractive or soon to be attractive, with telco carve-outs and sale-leasebacks emerging as the defining deal type.


Pricing power looks strong but is shallow


70% report strong or moderate pricing power today.

60% see a major disruption as likely within 24 months, and most operators can't see demand certainty beyond the next 12 months. 


Distress is building ahead of the asset-value problem


64% expect distressed situations to increase over the next 18 months, driven by a cash flow squeeze between rising CapEx and thin demand visibility. 

Looking Ahead to 2027

For years, the data center industry competed on speed. The next phase will be won on adaptability. The AI boom that drove a frenzy of building is now colliding with harder realities. A shift from training to inference that rewrites what facilities must be, capital committed against demand that no one can see beyond a year, and distress quietly accumulating beneath a confident surface. The result is a market beginning to separate: modern, power-rich assets and disciplined operators on one side, and the power-constrained, over-leveraged, and operationally immature on the other.

This includes inference-ready infrastructure, resilient financing, mature operating models, and those who make their moves before circumstances make the decision for them The certainties of the boom are gone. What remains is a contest of readiness.
